The Record-News completes its examination of Ringgold County property sales data for 2019 with a look at Sun Valley Lake.

In all, 72 property transactions were recorded at Sun Valley Lake in 2019. These include sales to single owners as well as shared sales among multiple owners.
Properties fell into four main categories: offshore vacant lots, onshore vacant lots, offshore homes, and onshore homes.
The combined transactions totaled just shy of $13.2 million, an average of $188,118 per transaction.
Offshore vacant lots were by far the least expensive at the lake.
A total of 27 transactions were recorded for offshore properties.
Ranging from a low of $1,000 for a single vacant lot to $492,715 for four parcels of multiple lots, the combined transactions totaled over $1.17 million, an average of $43,595 per sale.
As one might expect, onshore homes brought a premium price at Sun Valley Lake.
A total of 30 onshore homes changed or , in some cases, shared ownership.
Ranging from a low of $63,250 for a half-ownership to a high of $750,000 for a single ownership, onshore homes generated nearly $10.2 million in sales, an average of $339,842 per transaction.
Sun Valley Lake sales in 2019 exceeded ag land sales in the county by approximately $1 million.
