Real estate transactions in Ringgold County amounted to nearly $90 million in 2021, according to records found on the Beacon website used by the county assessor’s office.
The Beacon site lists all transactions in four different categories: ag land, ag land with dwelling, commercial, and residential.
While not all transactions carry a dollar amount (such as quit claim deeds, consolidations, transfers to trusts, etc.), the following data includes those for which compensation amounts appear.
Ag land
According to the data, 111 transactions accounted for roughly $49.6 million in ag land transfers.
While the average transaction totaled nearly $447,000, four transactions totaled over $2 million each, with another eight coming in at over $1 million each.
Ag with dwelling
On parcels listed as ag land with dwelling, 20 transactions totaled nearly $10.5 million.
While the average transaction came in at $525,000, one transaction was listed at $2.3 million with two more listed at $1.5 million and $1 million each.
Residential
The year 2021 was a robust year for residential transactions in the county.
According to the data, 232 transactions totaling $26.5 million were recorded, for an average of just over $114,000 each.
The data for residential transactions in the county is significantly skewed, however, by the value of property at Sun Valley Lake.
Of the 232 total transactions, the top 30 most costly were for property at Sun Valley. Those 30 transactions totaled just over $15 million for an average of $500,000 each.
Eliminating those 30 transactions, the data shows an average of nearly $50,000 per residential transaction across the county.
Commercial
The Beacon data reveals 18 commercial transactions totaled nearly $1.5 million for an average of just over $83,000 per transaction.
The highest commercial transaction came in at $545,000 with the remainder averaging just over $56,000 each.
